Manassas Virginia homeowners wanted to buy a brand new move-up home and wanted to sell their current home. They just did not know how to do it.          "They were afraid they would wind up with two mortgages and an unsold home!" Patty and I arrived took a tour of the home and then sat with the owners and laid out all of their real estate options. Then we then we wrote blogs, paid for Boosted Posts on Facebook and posted in local real estate groups. We new we could find the buyer who would be "over the Moon to own an acreage property with NO HOA and this back yard."   Check out the front yard! " I just love marketing pretty homes!" We hosted open houses and continued to advertise. When the owners saw our marketing efforts and traffic coming across the threshold,they decided to go ahead and put a contract on the brand new home that was standing and ready. The only challenge is we need to build in a seller rent back so that the lender will have enough time in-between selling and buying  to get the sellers VA Eligibility revised.  "When I tell you the sellers were nervous, that was an understatement. However they trusted the process and moved forward." Fast forward a few weeks. The home went under contract in thirty days of listing! We negotiated a seller rent back. They got through all the inspections and they were approved for the new home loan!    Today is settlement day for their current home.Friday they settle on their brand new home.Less yard work, open concept living and just in time for school to start!
